HaHa, I have to apologize beforehand. I just have to laugh a little when i hear questions like this or see them in print. And yes, i hear them often. Ok, first, tell your friends that unless they got close to one million dollars to buy the property on which they plan to put their bar or restaurant on the beach (at least in Caberete), then sit down, take a deep breath, and reassess their business idea. Sure, they can purchase an already existing location for prices that range between $350,000 to $700,000 (in Caberete)but then, wait, they've simply purchased the "Right to Rent" from someone else since, they're still obligated to pay rent for the rest of their lives. You know what they call that? Glorified Rent in the guise of Ownership. All your doing is puchasing someone elses problem. Still, good luck in your purchase.

Hola ....this is true you dont buy the building you buy the business. This would be cheaper to do in Sosua , on the main strip , I think the Hideway is for sale , also you cant rent a spot on Sosua beach , but it would be small , but still you never on the building just the business . This would be a better option , if it didnt work out , not out as much money........also they can can get rid of you if they want ..........you need to be on one of the mainstreets ,as all the places off themain track dont have many customers , and end up closing .

On the contrary, Anita. you always want to own the property; you never want to rent. you never want to sweat your ass off for someone else. you also don't want to put yourself in a vulnerable position where, every month you're just trying to meet the rent for someone else who does nothing but sit back and collect the rent every month off your hard work and sweat. you also never want to put yourself in the vulnerable position where, after you've built up a successful business, some spoiled, lazy son or daughter, or whole family decides they like your idea, and they tell their father they want you out so that they can have the successful business you just built. And don't buy the bullshit that dominican law is going to side with you! it's not by some freak accident that nearly every restaurant and bar in both Sosua and Caberete is for sale in circumstances where the owner is only "renting the property from someone else." Imagine you just spent your life savings on a restauarant or bar, only to have either A.) the owner jacks up the rent in order to get you out of the place, or B.) The owner sales the property to someone else and they want you out of the place, or C.) you find out the truth: there's only 4 actual busy months in the Caribbean (December thru March) and the rest of the year everyone (businesses) starve to death until the tourists (the only ones with any money) come back for holiday/vacation next season.

Jalapenos is a nice location--situated right on the main street in a fantastic, easy to get to area, but as you mentioned, not on the beach. still, anyone with a good business plan that doesn't involve opening another restaurant/bar at that location could do really well. there's a few things that immediately come to mind that would do really well at that location, however, none of them involve opening another restaurant/bar in a twon already saturated with them. however, for someone sitting on $325,000, it would be much wiser to stick the money in one of the banks here where they can collect 11% interest. yearly, that comes to $35,750.00 which is paid in monthly installments of $$2,979.00 a month. in fact, a few banks will allow it to compound monthly so that in a very short time one can easily make well over $3,000.00 a month. Yes, the money has to be converted into pesos, and yes, one is subject to any inflation that hits. but, if you plan on living here long term, $1,1100.00 ($3000.00 U.S) pesos a month is a lot of money to offset any inflation!

Although not like the old days, I'm currently collecting 11% interest from a bank here. i know that they're currently paying 10% on anything over $36,000 dollars, and 9% on anything under that amount.

I'm sure if you can make a plausibe argument and back it up with some concrete examples of your investments which anyone here can easily verify, you will win lots of customers. If not, then people here are going to assume that you are just another "Ponzi" or "Pyramid" scam, of which they're are numerous both here in this country and elsewhere.
